With the ever-changing events going on in response to the COVID-19 (Coronavirus) outbreak, we want to assure you that we are here to help. It’s natural to have feelings of uncertainty during this time of prevention and adjustment. Please, know that we are here to keep you updated and provide our perspective and guidance as things develop.

First, we want to make sure that you are healthy, and things are going well for you, your family and friends, in this crazy period and you are all holding on! The great news is it's all going to be over soon.

I attached a copy of Martels Real Estate procedures to Covid-19 while visiting the potential Seller’s home and/or showing homes for sale to our clients.

Our Real Estate industry remains essential. The Land Registry Office is to stay open because there are thousands of transactions in Ontario right now that have yet to close officially. Every one of them is different.
While some may not require the help of a REALTOR® to close, others will. OREA was concerned that if REALTORS® were not permitted to support these transactions, those families and businesses could have been left high and dry.

In the meantime, our Real Estate market is still doing great and sales continue to be strong. I would not say business as usual since this remains essential. Most companies and REALTORS® are encouraged the closure of their offices, to stop face-to-face business, including limited face to face meetings, no more open houses, and in-person showings.

Lots of showings are asked to be virtual until the health advisories are lifted. The authorities encouraged Sellers to take their own video tour of the home, multiple photos of all angles and to provide to their REALTORS® to post on their website. The Buyers are advised to pay a close attention to details, analyze photos and all information provided including measurements of the rooms, floor plan, before insisting to visit the home. The Buyers are encouraged to buy homes based on that, or conditional to place an offer conditional upon visiting the home.

But, to be honest, this is not buying appliances or equipment of which can be returned if you are not satisfied, it's buying a lifestyle. So, no matter how this can be promoted, buyers still want to visit the homes. Most of us, REALTORS® are taking strong measures while respecting the health advisories.

Despite all of this, there are still lots of activities going one. No matter of what we are all presently living, the buyers are still very active. Depending of the price range that we are dealing with, under $400,000 still register 10-15 offers, instead of 25-28 offers, we had at the beginning of the year and under $500,000, register 3-5 offers instead of 8-10 offers. Any other price range, depending of the areas in Ottawa remain active and is able to sell well over the asking, full price or to a reasonable selling price. Higher price range and out of town properties on well and septic remain stable, that means selling within 30-60 days.

Mortgage rates are extremely affordable and it is still a great time to buy or sell.
